Alliant Strategic Completes 332-Unit Mixed-Use Project in Van Nuys

Alliant Strategic has completed the Sona mixed-use apartment complex at 7050 Van Nuys Boulevard in Los Angeles's Van Nuys neighborhood. The six-story development features 332 apartments and 4,105 square feet of ground-floor commercial space, along with parking for 180 vehicles. Designed by AC Martin, the building incorporates three courtyards and two rooftop decks.

The project utilized Transit Oriented Communities (TOC) development incentives, which permitted a larger structure than standard zoning rules would allow. In exchange for these entitlements, 37 of the apartments are designated as deed-restricted affordable housing for extremely low-income households. The remaining units are reserved for households earning up to 90 percent of the area median income. General contractor Milender White oversaw the construction of Sona, which represents the largest of four developments by Alliant Strategic in the San Fernando Valley focusing on workforce and extremely low-income housing. This project exemplifies how TOC incentives can facilitate the creation of denser, mixed-income housing options in transit-accessible areas within Los Angeles.
