California Awards $6.5 Million for 110-Unit Affordable Housing Project in Boyle Heights

Abode Communities has been awarded approximately $6.5 million in state funding for its Chavez Gardens affordable housing development in Boyle Heights. This project, situated on a Metro-owned parcel at 2518-2536 E Cesar E Chavez Avenue near the E Line, is designed to feature two four-story buildings. The development will comprise 110 apartments and 3,000 square feet of ground-floor commercial space, along with on-site parking.

The residential units, including studio, one, two, and three-bedroom layouts, are intended for households earning between 30 and 50 percent of the Los Angeles area median income. Abode Communities is also handling the design, with Tina Chee Landscape Studio serving as the landscape architect. This $6.5 million allocation is part of a larger $239 million state funding round, making Chavez Gardens the sole Los Angeles area project to receive funds in this particular distribution. The total estimated cost for Chavez Gardens is $91.4 million, building on a previous state award of $3.8 million. For developers and lenders, this signifies continued state investment in transit-adjacent affordable housing initiatives.
