
Eleos Revises Hyde Park Project to Deliver 187 Fully Affordable Apartments
Los Angeles-based developer Eleos has significantly altered its plans for a vacant lot located at 7715 S. Crenshaw Boulevard in the Hyde Park neighborhood. Initially, the project proposed 162 apartments and one accessory dwelling unit, with 17 units designated for extremely low-income households, leveraging the Citywide Housing Incentive Program to allow for increased density.
A revised application, submitted recently to the Planning Department, shifts the project's focus to entirely income-restricted housing. The updated design now includes 187 residential units, comprising 148 for low-income households, 38 for moderate-income households, and a single market-rate manager's unit. Additionally, the six-story building, designed by Kevin Tsai Architecture, will feature 4,936 square feet of ground-floor retail space. This pivot by Eleos, a developer active in South Los Angeles affordable housing, demonstrates a strategic use of incentive programs to maximize affordable unit delivery in a high-need area.
