Framing Complete for 117-Unit Affordable Housing in LA’s Westchester

Construction has advanced significantly on a 117-unit affordable housing development located at 9033 Ramsgate Avenue in Los Angeles's Westchester neighborhood, with wood framing now complete. Developed by Six Peak Capital and designed by The Albert Group Architects, the seven-story building will feature studio, one-, and two-bedroom apartments above a 36-car garage.

The project, which broke ground last year, is slated for completion in 2027. It benefits from key policy mechanisms designed to facilitate affordable housing. Entitlements for the development include density bonus incentives, allowing for a larger structure than standard zoning rules would permit. Additionally, the project utilized streamlining provisions under the Mayor's Executive Directive 1 (ED1), a program aimed at accelerating such developments.

These apartments are designated for low- and moderate-income renters, making the project eligible for both the density bonus and ED1 programs. This development exemplifies how developers are leveraging state and local policies to bring much-needed affordable housing units to market in Los Angeles.
