Grace Villas Affordable Housing Project Begins Vertical Construction in Lincoln Heights

Vertical construction is now underway for Grace Villas, a six-story affordable housing development situated at 216 S. Avenue 24 in the Lincoln Heights neighborhood of Los Angeles. The joint venture includes Linc Housing Corp., Women Organizing Resources, Knowledge & Services (W.O.R.K.S), and GTM Holdings.

The project repurposes a former municipal parking lot into 48 apartments featuring one-, two-, and three-bedroom floor plans. A semi-subterranean parking garage will provide 50 vehicle stalls. Residential units are reserved for low-income households, transition-age youth, and individuals with developmental disabilities earning between 30% and 60% of the area median income. On-site supportive services will be managed by the Downtown Women's Center and the East Los Angeles Regional Center.

Designed by KFA Architecture in a Spanish Colonial Revival style, the project broke ground in late 2025 and is slated for completion before the end of 2026.

This development illustrates the continued pipeline of publicly backed infill projects converting municipal surface parking into dense, income-restricted housing.
