Helio Completes 64-Unit Mixed-Use Project with Retail in Los Angeles’ Palms Neighborhood

Construction is nearing completion for the Kaia, a new mixed-use apartment complex developed by Helio at 3555 Overland Avenue in the Palms neighborhood of Los Angeles. The six-story building introduces 64 studio and one-bedroom apartments, along with 1,395 square feet of ground-floor retail space and a 69-car garage.

Apartments range from 528 to 816 square feet, with market-rate rents advertised between $2,995 and $4,450 per month. The project incorporates six deed-restricted affordable housing units at the extremely low-income level, provided in exchange for Transit Oriented Communities (TOC) development incentives. Designed by Reed Architectural Group, the contemporary podium-type structure features stucco and concrete cladding, with amenities including rooftop terraces, a courtyard, and a recreation room. This marks the third Overland Avenue development for Helio and Reed Architectural Group, with two more projects planned for the corridor, indicating a continued focus on this area.
