Restore Neighborhoods L.A. and Holos Communities have completed construction on the Sunnyside apartments in South Los Angeles. Located on a 6,000-square-foot corner lot at 1408 W. 62nd Street and 6201 S. Normandie Avenue, the four-story property delivers 27 total units, including 26 affordable studios alongside supportive on-site social services.

Designed by Lehrer Architects with landscape design from Studio-MLA, the contemporary development features a community room and a landscaped deck. The infill project utilized Measure HHH Innovation funds alongside Section 8 vouchers from the Housing Authority of the City of Los Angeles, leveraging both resources to secure federal Low-Income Housing Tax Credits.

The development serves as an infill density model along transit arterials, substituting low-capacity uses for multi-unit supportive housing. The co-developers are pursuing a similar model on another site located at 405 N. Westlake Avenue in Historic Filipinotown.

For multifamily developers and housing finance teams, the project demonstrates how compact infill sites can achieve feasibility through layered public subsidy programs and transit-adjacent density.
