HVN Development has submitted an application to the Los Angeles Department of City Planning for a new affordable housing complex at 1945 S. Carmona Avenue in the Mid-City area. The proposed project involves demolishing an existing single-family home and church to construct a five-story building. This development will feature 73 one-bedroom apartments, predominantly catering to low- and moderate-income renters, in addition to a mandatory manager's unit.

The design, handled by Stockton Architects, is described as a contemporary podium-type structure, clad in stucco, stone veneer, and siding. Notably, the project will not include parking. As a 100 percent affordable housing development, it qualifies for density bonus incentives, allowing for a larger building than standard zoning regulations would typically permit. HVN Development is actively pursuing similar affordable housing initiatives across Los Angeles, contributing to the city's housing supply.

Developers can leverage California's density bonus law to increase project scale when providing a fully affordable housing component, streamlining approvals for much-needed units.
