IMT Residential is advancing plans to convert the landmark former Sunkist Growers Cooperative headquarters in Sherman Oaks into 95 apartments. Located at 14130 Riverside Drive alongside the US-101 Freeway, the 125,000-square-foot brutalist office building was originally designed in the 1970s by AC Martin.

The residential conversion follows IMT's recent completion of Citrus Commons, a project that replaced surrounding parking areas with 249 apartments and a Trader Joe's grocery store. For the headquarters structure, KFA Architecture is designing the retrofit, which will include layouts ranging from 516-square-foot studios up to three-bedroom floor plans. Permit records also show that existing basement space will be repurposed for residential amenities.

The redevelopment is enabled by the City of Los Angeles's newly expanded citywide adaptive reuse ordinance, enacted last year to replicate the residential transformation seen in Downtown Los Angeles. For commercial property owners and lenders, the project illustrates how Los Angeles's modernized adaptive reuse framework can streamline office-to-residential repositioning in suburban submarkets facing surplus commercial inventory.
