The Los Angeles City Planning Commission has approved plans for a new residential development on a vacant site situated at 4127 E. Supreme Court, located on the border between Montecito Heights and El Sereno.

Proposed by applicant Brett Boston of Parkman Apartments, LLC, the project entails constructing a six-story building that will contain 13 one-bedroom apartments alongside ground-floor parking for 11 vehicles. Designed by Aero Collective, the contemporary low-rise structure will also include a rooftop amenity deck.

To achieve the proposed building envelope, the developer sought off-menu density bonus incentives and waivers to exceed standard baseline zoning limitations. In return for the requested development concessions, two of the 13 units will be restricted as affordable housing reserved for very low-income households.

The infill development joins several other active residential projects in the surrounding neighborhood, including a planned mixed-use property nearby at 4221 E. Huntington Drive. This entitlement approval demonstrates how urban infill developers continue to utilize state and local density bonus mechanisms to unlock constrained hillside and fringe parcels for multifamily housing.
