
Los Angeles County Investment Sales Surge in July, Led by Multifamily Sector
Commercial real estate investment sales in Los Angeles County experienced a significant uptick in July, with a total of $2.1 billion in commercial property trading hands. This represents a 28.5 percent increase in dollar volume compared to July 2025, and a 75 percent jump from July 2024, according to NAI Capital, citing CoStar data. Approximately 7.25 million square feet of property were transacted during the month.
The multifamily sector was the primary catalyst for this growth, accounting for 58 percent of all investment with $1.22 billion in sales across 3.43 million square feet. Multifamily sales volume surged 55 percent year-over-year and an impressive 166 percent compared to July 2024, with average pricing rising 28.7 percent to $376 per square foot. Retail properties also showed strong performance, with $402 million in sales, a 40 percent increase from the previous year.
In contrast, the industrial sector saw a 71 percent rise in square footage traded but flat dollar volume at $214 million, and a 3.6 percent drop in average pricing. The office sector continued to struggle, being the only major property type to decline. Office sales volume fell 23.4 percent to $262 million, and average pricing decreased 23.5 percent to $250 per square foot compared to July 2025. The amount of office space traded has halved since July 2024. This market dynamic suggests a continued shift in capital allocation, favoring residential and retail assets over traditional office spaces.
