Los Angeles Planning Commission Approves Mixed-Use Development in Sun Valley

The Los Angeles City Planning Commission has granted approval for a mixed-use project by El Segundo-based Trojan Storage, located at 7528 N. Bellaire Avenue in the Sun Valley neighborhood. The development plan includes a 220,000-square-foot rental self-storage facility situated at the rear of the property. This commercial component will be visually screened from Bellaire Avenue by nine two-story townhomes, each featuring a one-bedroom dwelling and a two-car garage at street level.

Designed by Jordan Architects, the project showcases a contemporary L-shaped footprint. Its approval necessitated a zone change and a general plan amendment from the City of Los Angeles. The Commission's initial decision was delayed to allow for design modifications requested by members, which the developer subsequently incorporated. An environmental study indicates that groundbreaking is anticipated in 2026, with project completion expected by 2027. This development highlights the integration of diverse property types within urban settings, addressing both housing and commercial storage demands.
