New 56-Unit Affordable Housing Project Proposed Near Leimert Park Station

An application has been filed with the Los Angeles Department of City Planning for a new affordable housing development at 4345 S. Crenshaw Boulevard in Leimert Park. The project, spearheaded by non-profit developer Venice Community Housing, proposes a five-story building featuring 56 apartments. All units, save for a mandatory manager's residence, will be reserved for low- and moderate-income renters.

The development, designed by Bay Area architecture firm Designing Justice+, will also include 1,974 square feet of ground-floor commercial space and 11 parking spots. Venice Community Housing is leveraging several affordable housing bonus and streamlining measures in its application, reflecting a broader trend of utilizing such incentives to address the housing crisis. This site, formerly a commercial building, is strategically located near the K Line's Leimert Park Station, aligning with transit-oriented development goals.
