Office Building at 1650 S. Westwood Blvd. to Undergo Adaptive Reuse for 31 Apartments

York Enterprises, Inc. has submitted a new application to the Los Angeles Department of City Planning, proposing an adaptive reuse project for a 1970s commercial building located at 1650 S. Westwood Boulevard. This revised plan marks a shift from their initial 2022 proposal for ground-up construction of a new five-story building with 60 apartments. The current application focuses on converting and expanding the existing three-story structure into a four-story building that will house 31 apartments, offering a mix of studio, one-, and two-bedroom layouts.

Notably, the updated project leverages citywide housing incentives and will include seven extremely low-income units, an increase from the six units previously planned. AFCO Design continues as the architect for this development. This adaptive reuse approach for the Westwood property reflects a growing trend in urban areas to repurpose existing commercial spaces for residential use, addressing housing needs while potentially preserving architectural heritage. For developers and lenders, this project illustrates the viability of converting underutilized office assets into new housing stock, particularly when supported by local incentives.
