Wiseman Residential Unveils 119-Unit Apartment Complex in Sawtelle

A new six-story multifamily development by Wiseman Residential is nearing completion at 11261 W. Santa Monica Boulevard in the Sawtelle neighborhood of Los Angeles. Situated just west of Interstate 405 on a site previously occupied by a gas station, the project will bring 119 residential units to the Westside submarket.

The apartment mix includes studio, one-, two-, and three-bedroom floor plans constructed over a parking garage designed to accommodate 147 vehicles. On-site amenities for residents include a fitness center, outdoor patios, and a rooftop deck.

The property was originally entitled by prior owner BLT Enterprises through the city's Transit Oriented Communities (TOC) program, which permitted additional density and building envelope increases beyond standard base zoning. In exchange for the TOC density bonuses, Wiseman must designate 17 units as deed-restricted affordable housing for very low-income tenants. While KFA Architecture handled the initial entitlement design, Uriu & Associates served as the project architect for the podium build.

This project highlights how infill developers continue to utilize local TOC incentives to maximize unit yield on transit-adjacent Westside commercial parcels.
