Wiseman Residential is nearing completion on a new six-story multifamily community located at 11261 W. Santa Monica Boulevard in the Sawtelle neighborhood of Los Angeles. Replacing a former gas station just west of the 405 Freeway, the infill development comprises 119 apartments across studio, one-, two-, and three-bedroom floor plans alongside a 147-vehicle parking garage.

The property was originally entitled by prior owner BLT Enterprises through the City of Los Angeles Transit Oriented Communities (TOC) program. In exchange for density bonuses exceeding base zoning rules, the development agreement mandates that Wiseman designate 17 apartments specifically for very low-income households.

Architectural design duties shifted from KFA Architecture, which managed the entitlement phase, to Uriu & Associates for execution. The podium structure incorporates residential amenities such as a fitness center, open outdoor patios, and a rooftop deck. For regional multifamily developers, the project highlights the ongoing viability of TOC incentives in securing expanded floor-area ratios for West Los Angeles infill parcels.
