Wood Framing Rises for 405-Unit Uncommon Sepulveda Development in Van Nuys

Wood framing is actively progressing for Uncommon Developers' 'Uncommon Sepulveda' project, a substantial multifamily residential complex located at 6728 Sepulveda Boulevard in Van Nuys. This six-story development will introduce 405 new studio, one-, two-, and three-bedroom apartments, complemented by 556 parking spaces.

The Los Angeles-based developer utilized Transit Oriented Communities (TOC) incentives to entitle the site, enabling a larger building footprint than standard zoning regulations would permit. In return for these density bonuses, 41 of the proposed units are designated as deed-restricted affordable housing, targeting the extremely low-income demographic. Works Progress Architecture designed the contemporary podium-type structure, which features an amenity deck with a swimming pool on the second floor and a rooftop deck. The design incorporates "pops of salmon color" and "serpentine masses" to evoke a mid-century, warm-weather aesthetic. This project aligns with Uncommon Developers' recent trend of scaling up housing proposals across the City of Los Angeles, including larger developments in areas like Beverly Grove and Hollywood.
