Construction is progressing on a new affordable housing development located at 5110 Washington Boulevard in the Mid-City area of Los Angeles. Wood framing is now visible for the six-story building, which will offer 124 one- and two-bedroom apartments, along with parking for 50 vehicles.

Developed by Orion Capital and designed by JPark Architects, the project benefited from density bonus incentives, allowing for a larger structure than typically permitted. Additionally, its approvals were streamlined through Executive Directive 1 (ED1), a policy aimed at accelerating affordable housing construction. Orion Capital, known for its previous work near the USC campus, has recently shifted its focus to developing similar affordable housing projects across the Central Los Angeles region. This development contributes to the city's critical need for increased affordable housing stock, demonstrating how policy tools can facilitate project delivery.
