Sacramento Midtown Project Secures Permits for 72 Townhomes

New building permits have been filed for a 72-unit townhouse project at 2100 Q Street in Midtown Sacramento, signaling progress for the Q21 @ The Press development. Roseville-based Tim Lewis Communities is spearheading the application, which involves constructing 72 townhomes across ten four-story structures. The overall plan for the 5.6-acre site anticipates a total of 122 units.

TCA Architects designed the contemporary townhomes, featuring gabled roofing and street-level stoops, with facades incorporating brick veneer, fiber cement, metal panels, and stucco. This development replaces the former Sacramento Bee headquarters, which underwent demolition in mid-2025. Previously, Irvine-based Shopoff Realty Investments had pursued a significantly larger 538-unit apartment project on the site, having acquired the property for $51 million.

The property, spanning two city blocks between 21st and 23rd Streets and Q and R Streets, benefits from its proximity to a Gold Line light rail station and the popular Ice Blocks shopping center. For developers and investors, this permit filing represents a concrete step forward in a significant infill housing project within a transit-accessible urban core.
