Amazon Renews 300K SF Office Lease in San Francisco, Plans Further Expansion

Amazon has renewed its lease for 300,000 square feet of office space at 525 Market Street in San Francisco's Financial District. This multiyear agreement includes an option for an additional 30,000 square feet, reinforcing Amazon's substantial presence in the city. The renewal occurs as the company prepares to vacate 130,000 square feet at 188 Spear Street by early 2027, a move that will leave more than half of that building vacant.

Despite the recent closure of its artificial intelligence lab in July, Amazon remains a key office tenant, occupying approximately 741,000 square feet at the start of the second quarter, making it San Francisco's seventh-largest. The company is actively expanding its robotics division, with plans to lease an additional 250,000 square feet at 650 Townsend Street in Showplace Square, a site previously used by Zynga. An Amazon spokesperson affirmed the company's dedication to San Francisco as an "innovation hub" for its tech and AI teams.

Additionally, Amazon is moving forward with plans for a new 710,000-square-foot parcel delivery facility at 900 Seventh Street. This project involves redeveloping a 6-acre site acquired in 2020 for $202 million, with an 18-month construction period expected to commence in 2028. These combined actions underscore Amazon's strategic long-term investment in San Francisco's commercial and industrial real estate, impacting office vacancy rates and logistics infrastructure.
