Demolition permits have been filed for the 4.4-acre property at 2500 Mariposa Street in San Francisco, marking a pivotal step forward for the SFMTA Potrero Yard Modernization Project. The municipal transit agency is partnering with master developer Plenary Group to transform the aging transit yard into a massive mixed-use complex.

The overall project will encompass approximately 1.24 million square feet. Plans allocate nearly 700,000 square feet for a modernized SFMTA transit facility, alongside 531,900 square feet of residential space yielding up to 513 homes. The housing mix includes 119 studios, 184 one-bedroom units, and 210 two- and three-bedroom apartments. The proposal also incorporates 2,930 square feet of retail, a 2,400-square-foot childcare center, and 96,200 square feet of podium open space.

Designed by Arcadis alongside Y.A. studio, the development features articulated massing clad in fiber cement panels. Construction is underway on the transit infrastructure phase, with residential construction scheduled to follow. For urban builders, the project demonstrates how public-private partnerships can unlock large municipal parcels for high-density transit-oriented housing.
