Expanded Eight-Story Residential Development Proposed at 3300 Geary Boulevard in San Francisco

Five Stars Investment LLC has unveiled updated plans and architectural illustrations for an eight-story mixed-use development at 3300 Geary Boulevard in San Francisco's Laurel Heights neighborhood. Designed by Healdsburg-based Elevation Architects, the 84-foot-tall structure would replace three low-rise office and commercial buildings on a 0.4-acre parcel with 89 for-sale condominiums and 1,400 square feet of ground-floor retail.

The 120,590-square-foot proposal includes 83,600 square feet of residential space divided into 24 studios, 28 one-bedrooms, 28 two-bedrooms, and nine three-bedrooms. Thirteen residences will be deed-restricted affordable units. The design features board-formed concrete, brick panels, and stucco, alongside garage space for 53 vehicles via stackers and 93 bicycles.

The project leverages the Housing Choice San Francisco program, a local density bonus enacted under the city's Family Zoning Plan. This framework enables developers to surpass baseline residential density limits while conforming to existing height and bulk restrictions, providing a streamlined path for expanding urban infill capacity across high-opportunity transit corridors.
