Litke Properties Explores Expanding Presidio Heights Project to 36 Units

Project sponsors are considering an expansion of the mixed-use development currently under construction at 3637-3657 Sacramento Street in San Francisco's Presidio Heights neighborhood. According to project review documents published by the planning department, project sponsor Sacramento Locust Associates and property owner Litke Properties are exploring the use of the city's Family Zoning Plan to increase building height and density.

The existing approved scheme entails a four-story structure featuring 18 homes, 6,560 square feet of retail, a 9,980-square-foot dental office, and parking for 50 cars and 49 bicycles across two subterranean levels. Under the revised concept prepared with Gary Gee Architects and ShoreCal Engineering, the building would rise six stories and double its residential capacity to 36 units.

The 0.33-acre parcel was purchased in 2007 for $8.5 million, with entitlements finalized in 2020 and building permits issued in 2022. Foundation and garage work was already underway by mid-2025.
