Preliminary permits have been submitted for a new residential infill development located at 1956 Great Highway in San Francisco's Outer Sunset neighborhood. The project, spearheaded by Hexagon Permit Services, proposes to split the existing lot and construct two four-story buildings. Each of these new structures would feature two three-bedroom apartments, alongside parking provisions for two cars and four bicycles, effectively adding four new housing units to the city.

The site, situated directly across from Ocean Beach and the Sunset Dunes public park, was recently transacted in May for $3.5 million. This sale price significantly exceeded the asking price, drawing attention as one of the most expensive fixer-upper properties sold on the Great Highway. The original residence, designed by Edgar Mathews in 1936, was his private home, and Mathews is known for his historicized architectural styles across the Bay Area.

While the estimated construction cost and timeline remain undisclosed, this infill project represents a notable step in increasing housing density within a desirable San Francisco location, offering new residential options in a high-demand urban market.
