Renderings have been released for the proposed office-to-housing conversion at 150 Hayes Street in San Francisco's Civic Center. The project, a joint effort by Emerald Fund and SDG, aims to transform the existing structure into 104 residential units. The design by Solomon Cordwell Buenz involves adaptively reusing the building, adding an additional floor, and updating the facade with geometric bronze metal panels, dark stone, and floor-to-ceiling windows.

The 100-foot tall development is projected to encompass 158,250 square feet, dedicating 128,300 square feet to housing. Unit configurations will include 55 one-bedrooms, 42 two-bedrooms, and seven three-bedrooms, alongside a two-level garage providing 88 vehicle and 108 bicycle parking spaces. The developers intend to utilize the recently established Downtown Revitalization Financing District, a program offering annual incentive payments for eligible commercial-to-residential conversions through tax increment financing. Notably, the project will not include deed-restricted affordable housing, operating under San Francisco Planning Code Section 406(j).

Located between Polk Street and Van Ness Avenue, the site offers proximity to City Hall, Bus Rapid Transit, and the Civic Center BART Station. Construction, estimated at $45 million, is slated to commence in June 2027 and conclude within approximately 18 months. This initiative highlights San Francisco's ongoing efforts to repurpose underutilized commercial properties into residential spaces, leveraging specific city incentives to address housing demand.
