The San Francisco Planning Commission has granted approval for an eight-story apartment building at 230 Anza Street in the city's Lone Mountain neighborhood. This project marks a significant milestone as the first proposal to be approved under the recently enacted San Francisco Family Zoning Plan. Developed by Oakland-based Ivy Hills LLC, with Krystal Dong listed as the property owner, the structure will rise 95 feet and encompass nearly 16,000 square feet, dedicating approximately 11,000 square feet to housing.

The development will feature eight residential units, offering a mix of sizes including one one-bedroom, one two-bedroom, five three-bedroom, and one four-bedroom apartment. Two of these units will be deed-restricted for affordable housing. Parking provisions include space for five cars and eight bicycles. CM Wong Architecture is responsible for the design, which incorporates fiber cement panels and wood-look siding, along with prominent balconies on the Anza Street facade. The Family Zoning Plans for this site were initially filed in late February, evolving from an earlier proposal for a four-story, three-unit building. The 0.06-acre parcel is situated near the University of San Francisco Lone Mountain campus. This approval sets a precedent for developers navigating San Francisco's new family-focused zoning regulations.
