The San Francisco Planning Commission is set to review dual entitlement proposals for a 46-story tower at 536 Mission Street in the South of Market neighborhood. The hearing follows a recent $31.6 million site acquisition from Golden Gate University by co-developers Lincoln Property Company and McCourt Partners.

Designed by Skidmore, Owings & Merrill, the application presents two alternative development paths. The commercial scheme proposes a 752-foot tower totaling nearly 1.35 million square feet of office or life-sciences laboratory space alongside ground-floor retail. Alternatively, the 698-foot mixed-use scheme would deliver 1.17 million square feet, combining 643,500 square feet of office space with 521,450 square feet of residential area encompassing 385 apartments.

Anticipated to take approximately four years to build following site clearance, the project would rank among the tallest structures in San Francisco upon delivery.

For real estate developers and institutional lenders, securing flexible dual approvals offers a critical hedge against shifting office demand while positioning high-density urban infill for eventual market recovery.
