San Francisco’s 730 Stanyan Street Affordable Housing Complex Opens

The 160-unit affordable housing complex at 730 Stanyan Street in San Francisco's Haight-Ashbury neighborhood has officially opened, with all units fully leased and the ground-floor early childcare center nearing completion. Developed through a partnership between the Chinatown Community Development Center (CCDC) and Tenderloin Neighborhood Development Corporation (TNDC), the $153 million project began conceptual design in mid-2020, received approval in 2022, and broke ground in July 2023.

Designed by OMA with executive architect Y.A. Studio, the 83-foot-tall structure spans 194,000 square feet, offering 119,000 square feet of housing. Unit sizes range from studios to three-bedrooms, with approximately half designated as two or three-bedroom units to accommodate families. The development provides housing for households earning between 25% and 80% of the area's median income, including specific allocations for transitional-aged youth and families exiting homelessness.

The project, built by a joint venture of Cahill Contractors and Hercules Builders, benefited from California's State Density Bonus law and Senate Bill 35, which helped streamline the approval process and achieve higher residential capacity. Located on a 0.87-acre site formerly occupied by a McDonald's, the complex includes 16,000 square feet of open space and parking for 160 bicycles, with no car parking. This development exemplifies how strategic use of state housing laws can deliver significant affordable housing in high-cost urban areas.
