Updated Plans Filed for 158-Unit Residential Tower at 550 O’Farrell Street in San Francisco

Updated plans have been filed for a 20-story residential tower at 550 O’Farrell Street in San Francisco's Tenderloin neighborhood. The project, owned by Palo Alto-based Sandhill O'Farrell LLC, proposes 158 apartments, with nine designated as deed-restricted affordable units. The application leverages California's Senate Bill 330 and the State Density Bonus law to facilitate approval and increase housing capacity on the 0.3-acre site, currently occupied by a two-story garage.

Designed by HGA Architects and Engineers, the 212-foot-tall structure will encompass approximately 175,700 square feet, including 102,500 square feet for housing. Unit configurations will include studios, one, two, and three-bedroom layouts. The development plans for 81 car parking spaces and 120 bicycle spaces. Amenities are set to include a rooftop deck, fitness center, and social lounge. Construction costs are estimated at $40 million, excluding all development expenses, with a projected timeline of 19 months once an exact start date is determined. This project signifies continued efforts to add housing density in urban core areas.
