San Mateo Proposal Seeks to Replace Burger King with 151-Unit Housing Project

Plans have been filed to transform a 0.8-acre property at 2817 El Camino Real in San Mateo, California, into a dense, mixed-use residential development. The proposal seeks to replace an existing Burger King restaurant with a 90-foot-tall structure featuring 151 new apartments. The project, spearheaded by Ghai Management through 1857 East Main Street LLC, will also include a replacement Burger King, 14 additional retail spaces, and approximately 25,000 square feet for parking, accommodating 122 residential vehicles with stackers.

Designed by RG Architecture, the building's facade will incorporate stone panels, stucco, and warm-toned metal. This development is strategically located at the corner of El Camino Real and 28th Avenue, offering proximity to the Hillsdale Caltrain Station, the Bay Meadows development, and the Hillsdale Shopping Center. While formal plans have been submitted, the estimated cost and construction timeline for this project have not yet been disclosed. This initiative reflects a broader trend among developers to maximize land use in transit-rich corridors by converting commercial sites into higher-density housing and retail.
