Sentinel Capital Partners Expands Office Footprint at One Vanderbilt to Nearly 35,000 Square Feet
Private equity firm Sentinel Capital Partners has expanded its presence at One Vanderbilt, a prominent office tower in Midtown East, New York City. The firm added 7,134 square feet on the 54th floor, bringing its total footprint in the building to 34,737 square feet. This expansion was announced by landlord SL Green Realty on Monday, September 28, 2026.
One Vanderbilt, located at 1 Vanderbilt Avenue near Grand Central Terminal, is a 1.7 million-square-foot high-rise that remains fully leased, according to SL Green. While specific lease terms and asking rents for this expansion were not disclosed, Steven Durels of SL Green previously indicated that rents in the building range from $250 to over $300 per square foot. SL Green's in-house team represented the landlord, while Newmark's Brian Waterman and David Waterman negotiated on behalf of Sentinel Capital.
This deal highlights the sustained appeal of top-tier office properties for financial firms. Other notable tenants in One Vanderbilt include TD Bank, Carlyle Group, and Greenberg Traurig, which recently expanded its own space to over 133,000 square feet. For developers and investors, the continued full occupancy and high rental rates at One Vanderbilt demonstrate robust market demand for prime commercial assets in strategic urban locations.
