Sony is reportedly in negotiations to become the anchor tenant for Tishman Speyer's planned 99 Hudson Boulevard development in New York City's Hudson Yards. The electronics giant is seeking newer, larger, and more collaborative office space, a strategic shift from its current 568,000-square-foot headquarters at 11 Madison Avenue, where expansion options are limited.

The proposed 48-story, 1.256 million-square-foot tower at 99 Hudson Boulevard is slated to begin construction on December 1, 2026, with occupancy projected for 2030. The project, designed by Henning Larsen, is planned as an all-electric LEED Gold building. Tishman Speyer is currently seeking approximately $92 million in property and mortgage tax exemptions from the city's Industrial Development Agency (IDA), with a vote on the incentive package scheduled for November 17.

This potential move highlights a broader trend among corporate occupiers seeking modern facilities that cater to evolving workplace needs, including specialized amenities like screening rooms and performance venues. The outcome of the IDA vote and Sony's final lease terms will significantly impact the future of this major Hudson Yards development.
