Treeswift, an AI Infrastructure Firm, Secures 7,487 SF Office Lease at 256 West 38th Street in Midtown

AI infrastructure technology firm Treeswift has signed a four-year lease for 7,487 square feet at 256 West 38th Street in Midtown Manhattan. The Philadelphia-based company will occupy the entire 11th floor, expanding its New York City operations with a move scheduled for August. The asking rent for the space was $39 per square foot.

Lee & Associates NYC, representing landlord Hakimian Organization, noted that artificial intelligence companies are significant drivers of office leasing demand in Manhattan. These businesses are prioritizing efficient, well-connected headquarters that foster collaboration and attract talent, rather than exclusively seeking trophy towers. Treeswift specializes in services such as infrastructure inspections, vegetation management, construction planning, wildfire mitigation, and storm response. This lease underscores the continued activity in Manhattan's office market, particularly from the growing technology sector.
