
Vornado and Related’s Google-Anchored Chelsea Office Building Enters Special Servicing
The 85 Tenth Avenue office building in Chelsea, a 635,000 square-foot property co-owned by Vornado Realty Trust and Related Companies, has seen its $396 million mortgage transferred to special servicing. This action, prompted by cash flow concerns, occurs as the debt approaches its December maturity. The property, which also carries $229 million in mezzanine debt, is 89.9% occupied, with Google as its largest tenant, having renewed 300,000 square feet in 2024.
Despite its high occupancy, the building's cash flow in the past year was 28% below projections from its 2016 refinancing. Industry experts suggest the transfer is a standard procedure given the upcoming maturity and cash flow issues, anticipating a modification and extension rather than a default. The building's strong tenancy and the improving New York City office market are seen as favorable factors for a resolution, potentially without significant new equity from the owners. This situation highlights the ongoing challenges in commercial real estate debt markets, even for well-occupied assets, and the importance of proactive debt management.
