Philadelphia Office Market Sees Mixed Q3, University City Outperforms Amid Suburban Conversions

The Philadelphia office market experienced a mixed third quarter, with overall negative absorption in both the central business district (CBD) and the suburbs. Despite this, specific submarkets like University City and the Navy Yard secured notable transactions. University City, in particular, saw significant activity, including Burlington's acquisition and relocation of its headquarters to a 441,000 SF space at 3151 Market St., a $240M deal. This area also benefited from Monell Chemical Senses Center's move to One uCity and Nasdaq's lease renewal at FMC Tower, contributing to a drop in office availability from 22.3% to 19.5% in the submarket.

Conversely, while the Navy Yard recorded Hanwha's 64,400 SF lease, its office vacancy rate increased to 20.7%. The broader CBD experienced 63,100 SF of negative absorption in Q3, although year-to-date absorption remained positive, largely due to Chubb's build-to-suit headquarters. In the suburbs, negative absorption for the quarter was 187,000 SF. However, there's a growing trend of residential conversions, with projects like Sal Paone Builder's 159 townhomes in Plymouth Meeting and TriPoint Properties' 250 apartments in Malvern. This shift indicates developers are increasingly navigating entitlement challenges to address housing shortages by repurposing or demolishing existing commercial structures.
