Downtown Dallas Office Tower Faces Foreclosure Over Unpaid $79M Loan

A prominent 33-story office tower located at 2100 Ross Avenue in the Downtown Dallas Arts District is facing a potential foreclosure auction. The building's owner, a partnership associated with Woods Capital and Pacific Elm Properties, allegedly defaulted on a $79 million loan, which was not paid off or refinanced by its due date. Fitch Ratings had previously identified this debt as a nonperforming matured balloon loan earlier this year.

The 840,000 square-foot property, valued at over $99.4 million by the Dallas Central Appraisal District this year, was initially financed by Wells Fargo with a $98 million loan in 2016. A Dallas County court has appointed asset management firm Trigild IVL as the receiver for the building, which is currently reported to be 53% occupied.

This situation highlights the ongoing challenges for older Downtown Dallas office assets, particularly as major tenants relocate to areas like Uptown and the northern suburbs. Recent departures from 2100 Ross Avenue include insurance brokerage Lockton Cos. and financial services firm Prudential. The broader trend is exemplified by AT&T's planned move of its global headquarters from Downtown to Plano by 2028. Developers and investors should note the shifting demand dynamics within the Dallas office market, with older downtown properties facing increased pressure.
