JPI has announced the successful closing of both land and construction financing for the Torrington Forest project, an income-restricted housing complex in South Dallas. Located on a nearly 17-acre property at 7100 S. Great Trinity Forest Way, the development will feature 248 homes. Of these, 222 units are designated for households earning up to 60 percent of the area median income (AMI), and 13 units for those at 70 percent of AMI, with the overall project targeting households earning between 50% and 70% of AMI.

The project's financing includes low-income housing tax credits administered by the State of Texas, and the land is ground-leased from the City of Dallas Housing Finance Corporation. JPI's director of affordable housing, Karsten Lowe, emphasized the need for quality, affordable housing in Dallas for working families. The four-story development will offer amenities such as a fitness center, swimming pool, community room, and business center. Additionally, 6.3 acres of the site will be preserved as open space through a conservation easement. Completion of Torrington Forest is anticipated in mid-2028. This development represents a significant addition to the attainable housing supply in southern Dallas, leveraging public-private partnerships to address critical housing needs.
