Mortgage Market Sees Production and Loan Officer Talent Shift Towards Nondelegated Lenders

The competitive landscape for mortgage market share is intensifying, with a significant shift in production and loan officer talent towards broker and nondelegated correspondent channels. Industry executives at HousingWire’s Mortgage Banking Summit in Dallas described the current environment as a "street fight."

Data from RETR, cited by Princeton Mortgage CEO Rich Weidel, indicated that half of 2,070 lenders saw production shrinkage last year, while a small cohort of 57 companies captured approximately two-thirds of all market growth. This concentration is driven by lenders either leveraging capital for "acqui-hire" strategies or optimizing cost-to-produce.

Rick Roque of NFM Lending detailed this migration: between January and September, 17,438 loan officers moved employers, shifting about $6.8 billion in production. Independent mortgage banks and traditional banks experienced net losses, while brokers gained significantly. This momentum for the nondelegated correspondent model, enabled by technology, offers a lender-like platform with reduced fixed costs and operational risks. For property developers and financiers, this highlights a market where agile, cost-efficient lending channels are gaining dominance.
