Regent Properties has successfully secured a $406 million CMBS loan to refinance the Trammell Crow Center, a prominent 50-story office tower located in the Dallas Arts District. JLL Capital Markets arranged the fixed-rate, five-year loan through Wells Fargo and Morgan Stanley. The 1.2 million-square-foot building, situated at 2001 Ross Avenue, boasts a 92% occupancy rate with notable tenants including Goldman Sachs and Baker & Botts.

Originally designed by Skidmore, Owings and Merrill and opened in 1985, the tower underwent an extensive $182 million renovation in 2019. This upgrade included a new parking garage, 27,000 square feet of ground-floor retail, and a lobby modernization, enhancing its appeal with amenities like an athletic club and conference center. Stream Realty Partners manages the property's office leasing.

This significant refinancing deal for a trophy asset underscores continued investor and lender confidence in high-quality, well-located office properties within major urban centers. For developers and investors, securing such substantial financing for a highly leased, recently updated building demonstrates the enduring value of prime real estate assets.
