Milwaukee-based developer Mandel Group and Salt Lake City-based REIT Cottonwood Communities are merging their property management platforms as part of a transaction involving 13 apartment properties valued at over $600 million. In exchange for the properties, Mandel will receive cash and operating partnership units in Cottonwood.

The combined management platform will oversee all Mandel assets, including future pipeline projects and retained properties. Nearly all of Mandel's corporate property management staff and on-site teams will transition to Cottonwood. Mandel CEO Barry Mandel will join Cottonwood's advisory board while Mandel Group remains an independent developer and asset manager controlling roughly $900 million in assets.

The transaction expands Cottonwood's footprint to $3.3 billion across 13,400 owned units in 16 states, plus management of 2,346 additional units. One property closed in July, with the remaining 12 expected to finalize in the coming months pending lender approvals.

This consolidation reflects broader industry efforts by multifamily operators to scale property management and operational efficiencies amid evolving capital conditions.
