Kiser Group Brokers $22 Million Sale of 345-Unit Blue Station Apartments in Blue Island
Kiser Group has facilitated the $22 million sale of Blue Station Apartments, a 345-unit multifamily community situated in Blue Island, Illinois. Located approximately 16 miles south of Chicago’s Loop, the property comprises 27 buildings and was 96 percent occupied at the time of the transaction. The seller, Kinzie Assets, was represented by Lee Kiser and Kyle Sissell of Kiser Group, who brokered the deal. Michael Duckler, then affiliated with Interra Realty and now with Greenstone Partners, represented the out-of-state buyer. Prior to the sale, the previous ownership had invested over $3.5 million in capital improvements into the apartment community during the four years preceding the transaction. This significant investment likely contributed to the high occupancy rate and attractiveness of the asset. For developers and investors, this sale underscores continued interest in well-maintained, occupied multifamily properties within the suburban Chicago market. It suggests opportunities for stable income generation or further value enhancement through strategic management and potential future upgrades, reflecting a robust transactional environment for established apartment communities.
