Hamilton Development and Clarion Partners to Transform Former Bridgestone Plant into 1.5 MSF Industrial Park in La Vergne
Hamilton Development and Clarion Partners have acquired the former Bridgestone Americas tire plant in La Vergne, Tennessee, a suburb southeast of Nashville. The partners plan to redevelop the 135-acre site at 1201 Bridgestone Parkway into a master-planned industrial park spanning 1.5 million square feet across 10 buildings. The transaction was brokered by Jeff Feste and Dan McGillicuddy of JLL.
The redevelopment will offer flexible build-to-suit and speculative space, accommodating tenants requiring 80,000 to 250,000 square feet. The site plan also includes a future retail building. The initial phase of the project, which involves demolishing the existing Bridgestone plant, will commence immediately. This phase includes the construction of buildings 1 through 6, totaling over 760,000 square feet, with delivery anticipated in the second quarter of 2028. JLL's Christopher Gaw, Kelsey Johnson, and Carly Seaman will lead leasing efforts for the new development. This significant industrial redevelopment will introduce substantial new logistics and distribution capacity to the Middle Tennessee market, attracting businesses seeking proximity to major employers and transportation networks.
