How is Chicago zoned?

Chicago has 1,519 zoning districts, by far the largest count of any city in this dataset, and two mechanisms explain nearly all of it.

The first is planned developments. Each is individually numbered, so districts appear as PD followed by a number, and every approved project becomes its own district on the map. A code beginning with PD is a reference to that project's approval rather than to a general set of standards.

The second is the two-part code used across the conventional districts. A letter group identifies the family, RS for residential single unit, RT for two flat, townhouse and multi unit, RM for residential multi unit, B for business, C for commercial, M for manufacturing, and a following number pair sets the intensity. RS-3 and RS-2 are the two largest districts in the city at roughly 28,790 and 27,645 acres.

One family is distinctive to Chicago: the Planned Manufacturing Districts, individually numbered and covering thousands of acres. They exist to protect industrial land from residential conversion, which is an explicit policy choice written into the zoning map rather than a general industrial category.
