Dublin, Ohio Zoning Districts: What Do They Mean?
Zoning districts are areas regulated by specific laws that determine land use, building types, and development rules. Each district below shows its zone type. Dublin's ordinance does not state permitted uses as citywide flags, so they are read from each district's own table rather than summarised here.
| Zone Code | Category | Area | Details |
|---|---|---|---|
PUD Planned Unit Development | - | 5,519.6 ac | Standards & uses → |
PLR Planned Low Density Residential | - | 1,875.9 ac | Standards & uses → |
R-1 Restricted Suburban Residential | - | 1,563.8 ac | Standards & uses → |
R Rural | - | 1,212.9 ac | Standards & uses → |

Run it →How is Dublin zoned?
Dublin regulates land through 34 zoning districts, and the Bridge Street District is the distinguishing framework. Five districts cover it, distinguished by role: Sawmill Center Neighborhood at roughly 154 acres, Indian Run Neighborhood at about 135, residential at roughly 88, commercial at about 85 and office at roughly 67.
Dividing one district into five sub-districts, two of them named for specific neighborhoods within it, is fine-grained planning that treats Bridge Street as a place rather than a corridor.
The Innovation District family is the second structural element. Districts numbered 1, 2, 3 and 5 cover research office, research flex, research assembly and research recreation, together roughly 699 acres. Naming four different research formats is unusually specific, and adding a Technology Flex district at roughly 369 acres and an Office Laboratory And Research district at about 244 gives the city a deep employment vocabulary.
Planned Unit Development is the largest classification at roughly 5,520 acres, with a second planned district at about 594, so most of Dublin is governed by approved plans.
Planned Low Density Residential covers roughly 1,876 acres, and Restricted Suburban Residential about 1,564.
A Historic District Public district covers roughly 57 acres. This is pre-development intelligence, not legal advice - verify with the local planning department before acquisition.
