
Prestige Companies Repurchases Dania Beach Residential Complex for $27.3 Million
Prestige Companies, alongside MV Real Estate Holdings, has completed the acquisition of Atlantica at Dania Beach, a 124-unit residential complex located at 624 Northeast Second Street in Dania Beach, Florida. The transaction, structured as a deed-in-lieu of foreclosure, was valued at $27.3 million, marking a nearly $10 million reduction from its previous sale price of $36.75 million in 2024. Prestige Companies, which originally developed the property as an apartment community, sold it to S2 Dania Property two years prior. S2 Dania Property had intended to convert the rentals into condominiums but managed to sell only six of the 124 units. This recent deal sees Prestige acquiring 118 units, effectively buying back its former asset at a substantial discount. Alexander Ruiz, Chief Operating Officer of Prestige Companies, expressed confidence in Atlantica's long-term value and product type. The one- and two-bedroom units currently command rents ranging from $1,995 to $3,500 per month. This transaction highlights opportunities for developers to reacquire distressed assets at favorable terms, particularly in markets where condo conversion strategies face headwinds.
