
J.P. Morgan Asset Management Divests Wellington Apartment Complex for $105.4M
A fund managed by J.P. Morgan Asset Management has sold the 366-unit Polo Lakes apartment complex in Wellington, Florida, to an affiliate of TA Realty for $105.4 million. The transaction, which saw J.P. Morgan more than double its initial $47.4 million investment from 2002, involved a competitive bidding process with 21 contenders. The 27-building, 531,000 square-foot property, developed in 2000 by The Bainbridge Cos., is situated on 27 acres at 1950 Polo Lake Blvd.
Still Hunter, a managing director at Walker & Dunlop, which brokered the deal, noted that TA Realty was drawn to the asset's prime Wellington location and its unique attributes, including larger units averaging 1,300 square feet and a low density of approximately 14 units per acre. The complex offers residents various amenities, such as a clubhouse, outdoor basketball court, and barbecue areas. Monthly rents at Polo Lakes range from $1,974 to $5,341.
This sale reflects a resurgence in South Florida's multifamily investment market, despite flat rents and high construction levels. While the region saw $1.3 billion in investment activity, a 53% increase quarter-over-quarter, Palm Beach County's sales volume tripled to $320 million. TA Realty's acquisition price of $288,000 per unit for Polo Lakes was below the county's record average of $358,000 per unit, indicating strategic value in a competitive market.
