
Kruger Group Advances 240-Unit Vela at Cotee River Landing Mixed-Use Project in Port Richey
The Kruger Group, an Ohio-based developer, is proceeding with the Vela at Cotee River Landing, an expansive mixed-use development planned for Port Richey, Florida. Located at 7944 Bayview Street in Pasco County, the project will span 8.5 acres across four parcels, which the developer acquired for $15.7 million in early 2025.
The development is designed in two phases, ultimately comprising 16 apartment buildings with a total of 240 residences, including apartments and townhomes. The first phase will deliver 100 units, followed by 140 residences and 24,000 square feet of commercial space in the second phase. Residents will have access to amenities such as a swimming pool, clubhouse, and 426 parking spots. Additional features include a 33,000-square-foot boardwalk, 3,700 square feet of event space, and 1.7 acres of open space. AODK is serving as the architect for the multi-million-dollar venture.
Construction is slated to begin next year, with the completion of homes anticipated by summer 2027. Developers and investors should note that the project requires securing various rezoning permits before construction can commence, highlighting the regulatory steps involved in large-scale mixed-use developments in the region.
