Chicago White Sox Minority Owner Proposes Mixed-Use Stadium District on South Loop Rail Yard

Canal Edge LLC, an entity controlled by Chicago White Sox minority owner Justin Ishbia, has unveiled initial plans for a massive mixed-use project along the Chicago River. Dubbed The Railyards, the conceptual development would sit on Amtrak's 47-acre 14th Street Coach Yard site spanning between Roosevelt Road and 18th Street in Chicago's South Loop.

According to reports, the proposed district would feature a new stadium for the White Sox alongside residential units, commercial space, and a Northwestern Medicine healthcare facility. Canal Edge has placed the 47-acre parcel under contract and is commencing extensive transportation and environmental feasibility studies before advancing through formal entitlement and municipal approval pipelines.

The White Sox lease at Guaranteed Rate Field expires after the 2029 season. Ishbia, who holds options to acquire controlling interest in the franchise from majority owner Jerry Reinsdorf between 2029 and 2034, is positioning the site as an alternative after prior plans at The 78 met resistance regarding public financing requests.

For developers and institutional lenders, the proposal highlights potential long-term infrastructure and development opportunities across one of the central city's largest remaining riverfront industrial parcels.
