Prologis Secures 69 Acres in Minooka for 1 Million-Square-Foot Logistics Facility

Prologis has acquired a 69-acre development site in Minooka, Illinois, with plans to construct a logistics project dubbed Minooka Exchange. Groundbreaking on the facility is scheduled to begin in the coming weeks, according to investment officer Josh Bauer.

The development will feature a single-story, cross-dock logistics building encompassing just over 1 million square feet. Project specifications include 40-foot clear heights, 290 vehicle parking stalls, and a 185-foot truck court. The site directly borders Canadian National Railway's Chicago Logistics Hub, which is currently under construction.

This transaction follows the developer's recent acquisition of 26.2 acres in Glendale Heights, where it plans two Class-A buildings totaling 454,000 square feet. Across the greater Chicago market, Prologis maintains a portfolio of 341 properties spanning more than 79 million square feet. Regional industrial activity is accelerating, with active construction of big-box spaces reaching 16.9 million square feet in the second quarter, up 80% year over year per NAI Hiffman.

For industrial developers and investors, the move highlights continued institutional demand for rail-adjacent mega-distribution centers in Chicago's outer suburban nodes.
