Echo Real Estate Capital Plans 395,000 SF Industrial Park in Indianapolis
Echo Real Estate Capital Inc. has acquired a 30-acre site within Indianapolis's Park 100 for the development of Echo Business Park @P100. The site currently features three vacant office buildings, totaling 450,000 square feet, previously occupied by United Health Group and Genesys. These structures are slated for demolition, with work beginning later this month.
The new development will comprise 395,000 square feet of multi-tenant industrial facilities, designed to accommodate users such as trade contractors, last-mile logistics providers, light manufacturing operations, and distribution companies. Suite sizes will vary from 7,000 to 80,000 square feet.
The project is planned in two phases. Phase I, on the southern half of the property, will include three buildings totaling 195,000 square feet, with completion anticipated in the fourth quarter of 2027. Phase II, on the northern half, will add another 200,000 square feet, with construction expected to start in 2027 and delivery in 2028. CIBC is providing the debt financing, Keeley Construction is the general contractor, Powers Brown is the architect, and SpaceCo is the civil engineer. This development signifies a notable conversion of obsolete office space into high-demand industrial assets, addressing evolving market needs for flexible industrial space.
